What TPO roofing is

TPO stands for thermoplastic polyolefin. It is a single-ply membrane, usually white, that comes in wide rolls and gets heat welded at the seams so the finished roof acts like one continuous sheet instead of a patchwork of glued laps. The white surface reflects a large share of the sun’s heat instead of soaking it up, which matters on a big flat roof in southeast Texas. TPO is reinforced with a polyester scrim for strength, contains no plasticizers, and comes in three standard thicknesses: 45, 60, and 80 mil. Thicker membrane costs more up front and generally carries longer manufacturer warranty options and better resistance to punctures and foot traffic.

How a TPO roof is installed, step by step

  1. Tear off or prepare the existing roof. We remove the failed system down to the deck, or confirm the existing roof is a sound candidate to recover over. Wet insulation and damaged deck get found here, not after the new roof is on.
  2. Deck and drainage check. We look at the deck condition and how the roof drains. Flat roofs in Fort Bend County need slope toward the drains, usually built with tapered insulation at a quarter inch per foot, so Gulf Coast rain runs off instead of sitting.
  3. Insulation and cover board. Rigid insulation goes down in one or more layers, and a cover board over it protects the membrane from hail, dropped tools, and foot traffic.
  4. Membrane placement. Sheets are rolled out, allowed to relax, and aligned with consistent overlaps.
  5. Attachment. The system is mechanically attached with screws and plates, fully adhered with bonding adhesive, or induction welded to plates under the membrane. The right choice depends on the building, the deck, and the wind exposure. A foreman is on site for every installation.
  6. Heat welded seams. Each overlap is fused with a hot air welder, then probed and checked. Seams are finished the same day the membrane goes down.
  7. Flashing and edges. Pipes, curbs, drains, and parapet walls get welded flashing details. Drains are set with clamping rings, and walkway pads go at access points and around equipment that gets serviced.
  8. Final walk and documentation. We photograph the finished roof and walk it with you. Every roof replacement and major repair comes with a free annual roof checkup.

TPO compared with EPDM, PVC, and modified bitumen

Building owners ask us to lay this out plainly. These are general industry figures, not promises about any one roof. Actual life depends on thickness, installation quality, and maintenance.

Our honest read for Fort Bend County: TPO gives most commercial buildings a practical balance of heat reflection, seam strength, and cost. EPDM makes sense where budget rules and heat gain is a smaller factor. PVC earns its price on restaurant and chemical exposure roofs. Modified bitumen still works on smaller low-slope roofs where multi-layer redundancy is the priority. We install TPO, EPDM, bitumen roll, metal, and R panel, so the recommendation follows your building, not our inventory.

Heat welding TPO roof seams with a hot air welder, Stafford TX

Why TPO fits Stafford and Texas flat roofs

Stafford’s commercial stock is warehouses, light industrial, and retail along the Southwest Freeway and FM 1092 corridor, and those buildings ask four things of a roof.

Heat and UV. Long Texas summers punish dark roofs. A white TPO surface reflects a large share of solar heat, which takes load off rooftop units and can trim cooling costs compared with a dark membrane.

Heavy rain and ponding. When a Gulf storm drops inches of rain in an hour, drainage decides whether the roof has a problem. Tapered insulation, clear drains, and welded seams are built for exactly that. Water that still sits 48 hours after a storm is a drainage problem we fix as part of the job, not something to live with.

Wind. Hurricane season is a fact of life here. A TPO roof is not rated by the membrane alone; the uplift rating comes from the full assembly, membrane thickness, sheet width, and fastener pattern working together. We build to a rated assembly for the exposure.

Hail and foot traffic. Thicker membrane over a cover board holds up better to hail and to the technicians walking the roof to service your units.

Signs your flat roof needs attention

  • Water stains on ceilings or walls, especially stains that grow after rain
  • Ponding water still standing two days after a storm
  • Seams you can lift with a fingertip, or visible gaps and fishmouths at laps
  • Blisters, cracks, or membrane pulling away from walls and curbs
  • Punctures or cuts from dropped tools, screws, or storm debris
  • Soft or spongy spots that suggest wet insulation underneath
  • A drip inside that does not line up with anything obvious above it, since water travels along the deck before it shows

Any one of these is worth a look before it becomes an interior repair bill. Same-day inspections are real, and emergencies reach us 24 hours a day.

Tear off or recover, and what an inspection covers

If your existing roof is a single layer with dry insulation and a sound deck, a recover can save real money and keep your building open during the work. If insulation is wet, the deck is damaged, or there are already two layers, a full tear off is the right call. We check for moisture and show you the photos, so the recommendation is based on evidence.

A free inspection covers membrane condition and thickness wear, every seam and flashing, drains and scuppers, ponding areas, and the condition of the insulation where we can check it. You get photos of what we find, a written quote, and a straight answer on repair versus replacement. If a targeted repair is the smart money, we will tell you that instead.

Every TPO replacement we install carries our 10-year labor warranty in writing, transferable if the building sells, on top of the manufacturer material warranty for the system. Repairs carry our 2-year warranty.

Frequently asked questions

How long does a TPO roof last in Texas?

Industry figures for TPO generally run 15 to 30 years depending on membrane thickness, installation quality, and maintenance. Heat and UV are the main wear factors in southeast Texas, which is why thickness choice and seam quality matter here. That range is a general industry fact, not a guarantee on any single roof. Our own commitment is in writing: a 10-year labor warranty on replacements.

Do you install TPO roofs on Stafford warehouses and industrial buildings?

Yes. Stafford’s warehouse, light industrial, and retail buildings are the core of our TPO work, and we also serve Missouri City, Sugar Land, and the rest of Fort Bend County. We are based in Missouri City and serve Stafford as part of our home territory, so your roof gets a local crew and a foreman on site, not a call center. Call 832-829-9200 for a free inspection.

What thickness of TPO should I choose?

For most Fort Bend County commercial roofs, 60 mil is the working standard, and 80 mil is worth it for long-term owners, high foot traffic, and hail exposure. The 45 mil option fits short ownership horizons and tight budgets. We will walk you through the trade-off for your building during the inspection.

Can a TPO roof be repaired, or does it have to be replaced?

Most TPO damage can be repaired. Welded patches, seam re-welds, and flashing repairs handle the common failures, as long as the insulation underneath is dry. Replacement becomes the right answer when seams are failing across the roof, insulation is wet, or the membrane has worn thin overall. Repairs are backed by our 2-year warranty.

Will a white TPO roof lower my cooling costs?

A white reflective membrane lowers rooftop temperature compared with a dark roof, and industry sources credit reflective roofs with meaningful cooling savings on air-conditioned commercial buildings. The size of the saving depends on your insulation, equipment, and building use, so we will not put a number on it for your building. The effect is real and it is one reason white TPO is the standard choice for Texas commercial roofs.
