This Sugar Land home needed a full tear-off. The old shingles were worn through, and once we stripped the roof we found rotted decking at the eave that was letting water get a foothold. We replaced the bad decking, dried the roof in, and installed a new architectural shingle roof over two days. A foreman stayed on site the whole job, the yard and beds were protected while we worked, and we finished with a magnetic nail sweep around the property. If your Sugar Land roof is in that 15 to 20 year window, this is what a straightforward replacement looks like up close.

What we found
Worn shingles at end of life and rotted decking at the eave, the kind of hidden damage you only see once the roof is off. Leaving rotted deck in place is how a new roof fails early, so it came out the same day we found it.

What we installed
New architectural shingles over fresh underlayment, with the rotted deck sections replaced first. New roofs carry our 10-year labor warranty plus the manufacturer warranty, and every replacement includes a free annual roof checkup.

How long it took
Tear-off to finished in about two days (deck exposed Jul 25, finished roof photographed Jul 26-27). Most standard replacements take 1 to 3 days depending on size and pitch.

Thinking about a roof in Sugar Land?
Q: Do I need HOA approval to change my roof? A: Many Fort Bend County HOAs require approval when you change materials or colors. We always get HOA approval handled when a change needs it, before work starts. Q: How do I know if my decking is rotted? A: From the ground, often you cannot. That is why we photograph the deck during every tear-off and show you what we find. Our free inspection checks the surface, flashing, and attic signs first.
